Answers About MLS Options for Sellers
The National Association of REALTORS® (NAR) has introduced the "Multiple Listing Options for Sellers" policy, effective March 25, 2025, with mandatory implementation by September 30, 2025. This policy complements the existing Clear Cooperation Policy (CCP) by introducing "delayed marketing exempt listings," allowing sellers to instruct their agents to postpone public marketing through Internet Data Exchange (IDX) and syndication for a period determined by the local Multiple Listing Service (MLS). During this period, the property remains accessible to MLS participants and subscribers but is not publicly advertised, providing sellers with greater control over their property's exposure National Association of REALTORS®.
To utilize this option, sellers must provide informed consent through a signed disclosure, acknowledging the benefits they are waiving by delaying public marketing. This policy aims to offer sellers more flexibility in marketing strategies while ensuring buyers have equitable access to property information. Importantly, the new policy does not alter existing MLS submission deadlines or the CCP's requirement to file a listing within one business day of public marketing.
