March Gladness: Gateway to a Robust Real Estate Season (2 of 4)

Welcome to Daylight Saving Time, friends! (For most of us across the U.S., that is.) As of this past Sunday, we are happy to have longer days and more time to enjoy sunshine in the evenings from now all the way to November 1!

That’s not the only reason March is a welcome time of year, of course. Among many other attributes, this month marks the end of the typically quiet winter real estate lull, with home sales generally increasing by about one-third compared to February.

March is considered one of the best times to list a home, as it allows sellers to benefit from high demand while facing less competition than the months yet to come leading into summer. This month tends to initiate the spring market surge, resulting in faster sales and stronger sales prices.

Here’s a more detailed breakdown of some of the many key reasons March is a popular and wise choice for listing one’s home:

  1. Higher Demand and Faster Sales: As noted above, winter’s fade means more motivated buyers are entering the real estate market, leading to increased activity, quicker sales, and often multiple offers.
  2. Less Competition: Listing in March allows you to get ahead of the, often, more crowded April and May market, making your home stand out.
  3. Better Curb Appeal: Warmer weather, blooming trees, and greener landscapes improve the home's exterior, significantly boosting first impressions.
  4. Increased Visibility: The longer daylight hours we mentioned at the top of this blog provide more opportunities for showings and enhance the often bright, airy feel of a home, making it more attractive in photos, videos, and in person.
  5. Optimal Timing for Buyers: With Spring Break almost completed here in Eastern Middle Tennessee, the downhill momentum has begun toward the end of the 2025-26 school year. That means many prospective home buyers are looking to move before the new school year.
  6. Tax Refunds: Those who have filed their 2025 tax return and emerged with a refund might have extra money at the ready, making them even more prepared to close.
  7. Strategic Pricing: As hinted at above, data suggests that homes listed in early spring can sell for higher prices, with, for example, Bankrate reporting that March sees strong seller premiums compared with most other months throughout the year.
  8. And finally: REALTORS Ready to Serve Sellers: Folks preparing to sell a home or other property will benefit exponentially from engaging a REALTOR to help them make it happen.

To sum it up: Improved weather, longer daylight hours, less competition, and the desire for families to move before the next school year makes March a winning month to list a home—and EMTAR’s members are ready, willing, and able to walk alongside any seller (and buyers, of course) throughout the sale process and beyond.
