Clear Cooperation Retained, New Option for Sellers
The National Association of REALTORS® (NAR) has reaffirmed its Clear Cooperation Policy (CCP), which ensures that residential listings shared publicly must be entered into the Multiple Listing Service (MLS) within one business day. This policy is designed to foster transparency and cooperation among real estate professionals while supporting fair housing objectives. At the same time, NAR introduced a new initiative—“Multiple Listing Options for Sellers”—which grants greater flexibility to home sellers by allowing them to withhold listings from public marketing channels, such as Internet Data Exchange (IDX) and syndication, for a set period determined by local MLS rules.
This update gives sellers more control over how and when their property is publicly marketed, without disrupting access for MLS participants and subscribers. Importantly, sellers must provide informed written consent if they choose to delay public marketing, acknowledging the benefits they may be foregoing. While the update adds seller choice, it retains the cooperative spirit of the CCP by maintaining access for brokers and agents within the MLS system. This balance aims to protect consumer interests while adapting to evolving market needs (National Association of REALTORS®, 2025).
