NAR's New Listing Flexibility
n March 2025, the National Association of REALTORS® (NAR) introduced the "Multiple Listing Options for Sellers" policy, providing sellers with greater control over their property's marketing timeline. This policy allows sellers to delay public marketing through Internet Data Exchange (IDX) and syndication, while still ensuring their listings are accessible to MLS participants. The initiative aims to balance seller autonomy with the principles of fair housing and market transparency.
The policy maintains the core of the Clear Cooperation Policy (CCP), which requires listings to be submitted to the MLS within one business day of public marketing. However, it introduces a new category of "delayed marketing exempt listings," offering sellers the option to postpone public exposure. MLSs are granted discretion to determine appropriate delay periods, with a compliance deadline set for September 30, 2025. This development reflects NAR's commitment to adapting to evolving market needs while upholding equitable access to property information.
