Spring and summer often steal the spotlight in real estate, but autumn might actually be the best season—or at least, a very good one—to buy a home here in Eastern Middle Tennessee. If you’re considering purchasing in Wilson, Smith, or DeKalb County, here are four ways that fall offers some unique advantages.
1. Less Competition: Fewer buyers out there mean less chance of multiple suitors for a home.
While summer is peak moving season, especially in light of school enrollment, fall brings fewer buyers to the market. This means less competition, giving you a better chance at landing your dream home in Mt. Juliet, Lebanon, Carthage, or Smithville with a lower chance of multiple offers and a protracted search.
2. Motivated Sellers: Many folks want to close before the holidays or the end of the year.

3. End-of-Year Tax Benefits: Buying before December 31 can help you with 2025 tax deductions.
Closing on a house before December 31 allows buyers to take advantage of mortgage-interest and property-tax deductions, among other potential benefits. For buyers in Wilson, Smith, and DeKalb Counties, this can mean big savings come tax season.
4. A Realistic View of the Property: Fall can reveal any heating, drainage, insulation, or other cooler-weather performance issues.
